Therefore, I want to offer the reader some tips that will tell you not only how to avoid troubles when acquiring a suburban land, but will also help in the further arrangement of suburban life.
In order to realize the cherished dream, there are two ways: The first, and it would seem the easiest, is to purchase a plot in an existing gardening or summer house association with an already finished building. However, practice shows that it is this path that is often the most dangerous.
The second method is to independently acquire a land plot in order to build a house on it on your own. At the same time, the mistake most often made by new owners is, as a rule, that when purchasing a finished house, all attention is paid exclusively to checking the quality of the building. Act, meanwhile, should be different.

First of all, you need to make sure that the land on which the house is built, from the very beginning, was acquired by the developer legally, and not is self-capture. It should be borne in mind that the current legislation provides for two types of use of land by private individuals: rent and ownership.
In accordance with Article 27 of the Land Code, land plots located in the territory of state reserves and national parks occupied by especially valuable cultural heritage sites of the Russian Federation, objects included in the World Heritage List, historical and cultural reserves, archaeological heritage sites located under the objects of hydraulic structures contaminated with hazardous waste, radioactive substances, exposed to biogenic pollution yu, other have been subjected to land degradation.
Thus, before investing in the construction of a summer house, you need to find out if the site you have chosen does not fit one of the above categories. Such information can be obtained from the Federal Land Cadastre Service of Russia. This service will be created in the near future in accordance with the Decree of the President of the Russian Federation dated March 09, 2004 No. 314 “On the system and structure of federal executive authorities”, and before that it is worth contacting the territorial body of the land committee.
