Suburban housing gives head start

 This is evidenced by either a complete absence or individual offers for one-, two-room apartments in houses, the commissioning of which is scheduled for late 2007. According to the developers, due to the optimal footage of these apartments (one-room apartments – up to 40 sq. M and two-room apartments – up to 70 sq. M), they diverge even at the initial stage of construction. In addition, the location of these cities is an important pricing factor: good transport interchange and close proximity to Kiev. The distance to the capital can be overcome without any problems in 15 minutes.

According to Natalya Goncharova, director of the RED subsidiary, just over the past year, apartments in Vishnevoy have more than doubled in price. The average price per square meter in this city is now $ 1850. “Demand for housing in Vishnevoe is at least twice the supply and is justified, first of all, by the fact that in the near future Vishnevoe will become one of the districts of Kiev,” she says.

Capital realtors also note a high percentage of appeals to agencies asking them to find housing in Brovary. One-room apartments here at a price catch up with many new buildings in Kiev. So far, the average price of small-sized apartments is about $ 1,600 per square meter. However, as noted in one of the construction companies, another revision of pricing policy is not far off. Say, there is no shortage of buyers for Brovary new buildings. “People see that Brovary is not inferior to Kiev in its infrastructure, so they are willing to buy housing here,” developers say. Other satellite cities are less in demand, which is insignificant, but affects prices. For example, in the resort town of Irpin, the minimum price per square meter is still 6 thousand UAH. Moreover, individual companies are even ready to make certain concessions to potential buyers, reducing the cost of housing by 1-3% depending on the size of the apartment.

The director of the Kvart-service AN Viktor Nesin notes that apartments in satellite towns are bought not only because they are cheaper than in Kiev (according to experts, in the suburbs, housing is 30% cheaper compared to “killed” apartments on the outskirts of Kiev ) People increasingly began to realize that it was better to give a lot of money for good, quality housing than to invest in outdated apartments in Kiev. Many townspeople travel to the suburbs forcibly. Indeed, when exchanging or purchasing, it is usually not possible to complete the transaction by acquiring real estate in the capital. Among those traveling to the suburbs, there are more young people and middle-aged people. Senior citizens do not like moving to the region.

According to Ms. Goncharova, there is still a high level of demand for housing in Kiev and a shortage of cheap housing – the demand for housing in the suburbs, and accordingly, prices will rise. This opinion is shared by the head of the sales department of Kiyani Academy of Sciences Vitaliy Panych. According to him, the lion’s share of the demand for suburban housing today falls on labor migrants who, having sold their property in regional centers, break away from their homes and move to live in the capital. “Then, when the salaries of people in the regions will be at the level of $ 1000-1500 per month and they stop going to Kiev to earn money, we can talk about stabilization of prices in the market and, possibly, about their reduction. For now, we see that the desire the Kiev resident is not in favor of those in need of a solution to the housing problem, “he says.

The volume of construction in the suburbs of Kiev will increase every year. According to developers, to build there 10 million square meters. m is quite capable of developers. In addition, we must not forget that to build housing here in view of cheaper labor, lower cost of land and building materials is more profitable, said Ms. Goncharova. Yes, and coordination of design and construction documentation is faster and easier. Not so long ago, the head of the department of urban planning, architecture and infrastructure development of the Kiev regional state administration Ivan Shpilevsky said that according to the master plan, suburban areas will be intensively built up with social housing. And this means that modern objects of social and entertainment infrastructure will appear on the now empty lands beyond Kiev. Thus, living in the suburbs will become no less prestigious than in Kiev.
