Fashion for a healthy lifestyle “push” wealthy residents of Kiev out of town – in cottage towns.

The idea is attractive: a house with all the amenities of a city apartment plus pristine nature. But, having acquired a coveted home and looking around, the happy owner of the house may be disappointed to find that life “in nature” is not so comfortable. What provides the minimum amenities for living outside the city? And what “maximum” do cottage town developers offer today?

Hard minimum

More recently, the list of necessary components of the infrastructure of the cottage town was limited to guarding and garbage collection. However, in practice, the infrastructure of such a village should include at least 4-5 more facilities that are vital in any settlement.According to Vitaliy Boyko, deputy general director of the Ukrainian Trading Guild consulting company, this is a grocery store or supermarket, pharmacy, and outdoor sports grounds. Boris Yeghiazaryan, the director of the “Ajax” company, also considers the list of the most necessary, as well as the first-aid post (few cottage villages can boast of its presence today), a car service, kindergartens, and schools in the future.

Some realtors note that to the basic infrastructure facilities it is also necessary to add such “excesses” as: tennis courts, a guest parking lot and “elementary” service services – a dry cleaning reception center, a cleaning service.

However, Ukrainian suburban real estate developers often do not even provide “fundamental” facilities. The buyer, buying a house in the village, is faced with the fact that basic infrastructure is either just being organized and built, or its implementation has not even begun. The owner of the cottage is forced to put up with the existing situation, hoping for the future, but it may happen that the promised object will not be realized for one reason or another – there are already examples on the market. As a rule, obstacles with permissions and approvals interfere, or the developer simply saves, deciding that the construction of a particular object will be inexpedient and unprofitable. Although tenants had already been announced about the indispensable future presence of a school or supermarket, and probably a certain number of them, choosing a settlement for living, counted on this object …

Meanwhile, experts predict that with an increase in the number of cottage towns, and consequently, competition between them, the situation will shift in favor of the buyer. If today domestic developers, for the most part, are involved in infrastructure at the final stage of construction of the town, forcing people already living in the village to put up with inconvenience, then in the future the situation will change. For example, the way it is happening in Russia: in a number of villages around Moscow, houses are not for sale until the main infrastructure facilities — shops, kindergartens, medical centers, service centers — are commissioned.

Yes, and our consumer has become more discriminating, now he is not satisfied with the set “security plus public service”. Therefore, the majority of towns declared for commissioning are oriented specifically to demanding customers. Developers on the eve of the upcoming competition do not just plan the objects of a modern civilized and healthy lifestyle, but try to find some kind of “highlight” that will attract wealthy elite residents. As noted by Boris Yeghiazaryan, it’s especially interesting for the buyer to have a sports complex with a swimming pool, an entertainment complex that would include a restaurant, a dance institution, etc.
