Real estate of Ukraine statistical portrait in the apartment interior

 Let’s make a reservation right away: there are no official statistics regarding real estate activities in Kiev. Although, according to rumors, 10 thousand people of Kyiv are currently involved in the real estate sector (the number of real estate objects for sale is approximately equal to this figure). At first glance, all this looks quite logical. Since there is an object of sale, there must be an “own” intermediary for its implementation. But in practice, two or three “real estate specialists” “lead” the client into the apartment they sell. It turns out that there are at least twice as many realtors, i.e. about 20 thousand? Let’s try to understand this arithmetic by analyzing other “characteristics” of the apartment intermediary. In general, we outline a portrait of a Kiev realtor in the interior, alas, not of his apartment. In order to find out at least the approximate number of people who act as “voluntary assistants” in the eternal “housing problem”, we first determine the number of companies working in this specific market. In the Register of the Union of Real Estate Specialists of Kiev, there are 60 of them. Such firms are usually called “white”, i.e. not hiding their occupation and acting quite legally. Now to this number we add exchange brokerage houses. There are currently no more than 200 actually working offices on all Kiev exchanges. Plus, about 50 companies do not want to “light up” and process their transactions through other brokerage houses or notaries. The total is 300. The structure of any such company implies the presence of a certain staff of brokers and brokers. Regarding the first ones, their number ranges from 2 to 10 per broker office, i.e. on average 5, and in general one and a half thousand. Considering that from 5 to 30 brokers “work” for each broker (on average – 15), and also adding to this the representatives of the “black” market, we come to the figure that has already been sounded – 20 thousand. It is clear that it is extremely difficult to derive the image of an apartment broker, who, no matter how many count, has at least 20 thousand goals. But a certain average picture is quite visible. So – age, gender, educational level of representatives of the “white” and “black” real estate markets. Let’s start from the top. Everything is simple here: the average age of the owner of a real estate company is 35 years, men (80%) dominate, and 90% have a higher education. The middle link of apartment intermediaries (brokers, branch directors) is also easily amenable to statistical processing. Here, again, the majority of men (60%), though not so educated (only half of the brokers have university degrees). Original, but entirely logical, the typical age of brokers: 25 and 45 years. But with the age scale of the Kiev broker, not everything is clear – here are presented categories of citizens from 18 to 70 years old. Yes, a huge number of people try their hand at brokerage, but few stay here for a long time. Basically, these are ladies of the “Balzac” age (35-45 years old) with higher education and men 25-30 years old – without certain occupations in the past, large incomes in the present and special ambitions in the future. Brokerage is more successful in women. Their natural qualities – charm, efficiency and prudence – are simply necessary in this “position”. Perhaps that is why there are significantly more female brokers (2/3). There are no bosses and subordinates on the black market, and therefore the situation here is completely different. Women of 45-60 years old work in the “underground”, sort of “matrons” who work with clients only “on recommendation” and respectable forty-year-old men who do not know the subject itself very well, but it’s excellent at its price. This should also include, let us forgive the terminology, some of the “brigade” (racketeers) who are actively engaged in “unpacking” (selection of apartments) from the defenseless “patient” (alcoholics). There is an opinion: a realtor is not a profession, it is a state of mind. They earn, by today’s standards, not so much. If you consider that their work is quite nervous, without days off and lunch breaks, almost without holidays. They only talk and think about apartments, so it is extremely difficult for uninitiated people to communicate with them. They are called “hucksters”, “spiders” and, even, “balalaikas”. Most of our citizens do not like them. But today it simply cannot do without them …
