What do we want from a country house?
It would seem that not everyone can afford a house in an organized cottage village with developed infrastructure and a full range of civilization benefits, like a decent apartment in Moscow. Nevertheless, demand in all segments of the construction market with a steady increase in the welfare of Russians continues to increase, and developers sometimes do not keep up with customer requests.
The trouble with today’s suburban real estate market is that the cottages for sale rarely coincide with the ideal that has developed in dreams. “There are offers on our market,” says Elena Solovyova, vice president of the Nizhny Novgorod Realtors Guild, “but no one needs what is offered. And what would be in demand is not offered. Most wealthy people already have some kind of real estate outside the city, but they would like to purchase something qualitatively different. However, there is no other. The market offers only what is outdated for our middle class. ”
If just a few years ago, buyers of suburban real estate willingly purchased 20 hectare plots of land on practically waste land (while other territories at that time in the immediate suburbs were simply not allocated), today the requirements for land plots and the houses that stand on them have changed significantly. And developers have to use all their imagination to please demanding customers.
According to many analysts, most of the cottage villages rebuilt in recent years
already simply cannot meet modern criteria. About ten years ago, the very possibility of living in one’s own house in the fresh air, away from the bustle of the city, was put at the forefront. Now, as a rule, neither the proposed size of the land, nor the development project is not able to satisfy the buyer’s requests. Future landowners want scope, but in most of the Moscow suburbs offered at the beginning of this year, it would hardly have been possible to realize all the plans of designers and architects – these territories are so small. Yes, and many villages that are currently at the stage of completion of construction are already outdated in their own way – because they were designed three or four years ago.
Today, the attitude towards suburban real estate has changed significantly in comparison with the representations of even three years ago. To begin with, now this market is served by a whole conglomerate of eminent architects, designers and well-established construction companies. In those areas that have been acquired recently, you will no longer see “castles” with pseudo-towers. Current buyers carefully study all the newfangled building developments and architectural achievements.
The latest trends in the construction of cottage villages are also taken into account. Therefore, few people place, for example, a pool or a sauna in the basement, since the infrastructure of the village includes these indispensable objects. But more and more often buyers are trying to buy a house in the immediate vicinity of the forest, and even better – near the “big water”. At the same time, its own pier is not even a dream. This is just another preference for customers. In the most extreme case, hunting grounds are suitable. Well, the developers of cottage villages are often ready to please any client’s request. Although such proposals in the suburban real estate market, of course, there are not so many.
Svetlana Kondachkova, head of the suburban real estate department at MIAN – Real Estate Agency, believes that today, in terms of architectural solutions for suburban cottages, demand is shifting towards decreasing the area of houses and abandoning basement floors. In her opinion, cottage villages with security and service departments are popular. The presence of developed infrastructure (both inside the village, and in the direction as a whole) and proximity to recreation centers also increase interest in the object.
When choosing a quality object, in your opinion, think about what you consider to be quality criteria? “Since the purchasers of suburban real estate are not specialists in the construction industry, often buyers to determine the quality of the selected property rely both on their opinion and the opinion of“ their home builder, ”said Zhanna Scherbakova, managing director of MIEL Real Estate. “And this is not always an objective assessment.”
Equally important is the quality not only of the facility, but also of the service provided. “I can note that the consumer always pays attention to the quality of the service received, regardless of what quality the object is selected. Often, a properly provided real estate service helps to solve or clarify many issues between the seller and the buyer, which would seem to be conflicting and unsolvable at first glance, ”says Zhanna Scherbakova.
