How to sell an apartment faster and more expensive?

Have you ever seen a market seller rubbing apples that are on the counter so that the apples shine. Why do you think he does this? He gives them a presentation. The merchant knows very well that such apples will be bought faster and more expensive. He sells them every day and many times. He has tremendous experience in this matter, he can be trusted. We rarely sell apartments, we are absolute amateurs in this matter, so we need to learn from market sellers and do exactly how they are.
Question: Because apples are wiped with a cloth, do they become better, tastier, or do more vitamins appear in them? No, of course, neither better nor worse, nor even cleaner, they do not become, but they are sold faster. So, when selling an apartment or other real estate, you need to do the same thing – bring gloss, spending the minimum amount of money on it.

Road and parking.

If the buyer travels by public transport, then it is better to meet him and bring him home by the most pleasant and short route. Alas, sometimes you need to choose between the first and second. Here, of course, the degree of contamination of the short path and the distance of the long road matter. But if the second option is not excessive, then it is better to prefer it. Moreover, the distance is also perceived subjectively. If on the way to the buyer to show all the amenities of the infrastructure of your area, then the road will seem shorter and time will fly by faster. “Here we have a wonderful minimarket, there are no queues and always fresh products, there is a very good school around the corner, and just a five-minute walk there is a wonderful park and playground,” it makes sense to tell the family buyer and especially the woman. Bowling, a bar, a sports club and a solarium are more interesting for girls and young people.

If the buyer arrives by car, then try to make sure that he immediately found a place for her and preferably directly near the entrance. The prospect of circling the area every day in search of parking is unlikely to please anyone.

Entrance and territory near the house

A drunken neighbor who has not reached home, or a drunken company, walking so that you can hear the whole microdistrict somewhat reduce the likelihood of a successful viewing outcome. If possible, it is better to try to negotiate with such comrades on the subject: “gather your last forces in a fist and get to the apartment” or “wait a little bit with the brawl.”

As near the entrance, and inside it, it should be clean and pleasant. If your yard is one big garbage dump, and it is not possible to remove it, then there is only one way out – to show the apartment in the dark.

To tidy up the entrance is much easier and, alas, this must be done, with your own hands, or by the forces of hired people. But apartments that are located in clean and bright entrances (it is necessary to screw in bulbs everywhere, preferably 100 W or more), where it is fresh in the summer (you need to open the windows and ventilate everything well) and warm in the winter, where elevators, combination locks and a garbage chute go much better not clogged. Delicacies such as flowers on window sills have not yet broken a single deal, but they may well contribute to its conclusion.

Entrance door

Then at home, the husband and wife will discuss the benefits of your proposal, they will talk about kindergarten and convenient shops that are literally next to them, they will remember the layout, the view from the window, anything, but they’ll have an entrance door to the apartment. Why? Maybe psychologists know the answer to this question, but in any case, it is better to put the door in order, if necessary, re-upholstery, repair the locks and the bell.
