Buying a cottage in the village, the buyer must understand some important points. Firstly, the developed infrastructure in most cases will be inherent in those towns that are being built in the most prestigious areas, for example, Obukhovsky. Secondly, large-scale settlements, the territory of which is by no means a dozen hectares, can afford really large-scale and serious infrastructure.
The maintenance of infrastructure falls, as a rule, on the shoulders of the inhabitants of the village. And the size of payments may directly depend on the list of services provided. Agree, the maintenance of a 25-meter pool is much more expensive, say, a club for lovers of knitting. Moreover, there is no universal method for financing internal infrastructure. Some townships include maintenance in monthly bills, others try to recoup the constructed object at the expense of tenants, or even sell it. And in this case, the saturation of high-class infrastructure can turn into some inconvenience for the residents themselves. It is logical to assume that such costly facilities for sale and maintenance as large sports complexes, SPA centers, horse centers, golf clubs will not bring profit to the developer without attracting an additional number of visitors. Will have to attract customers “from the outside.” In this case, the solitude, the atmosphere of unity with nature, which the inhabitants of the village sought, can be violated by outsiders.
There are doubts about the nightly entertainment establishments announced by some developers for sale on the territory of the villages. No matter how remote they are from the zone of residence, it is difficult to guarantee silence to the inhabitants of the village. And if we assume that they will celebrate various holidays with fireworks so beloved by the people, there is nothing to say about silence.

At the same time, according to Boris Yeghiazaryan, it is still difficult to judge how disturbed the peace and coziness of the inhabitants of the villages with large infrastructure is – there have been no precedents. “I think the developer of the village will rent them out or sell them, rather than independently control them,” the expert explains. – To create comfort and coziness in the village is the task of the service sector. Apparently, the service organization will resolve conflict issues if they arise. ”

Another trouble that can be expected is that some service departments and infrastructure objects, becoming unprofitable for the developer, will simply be closed. And the inhabitants will again have to solve all domestic and social problems in the city.
A serious problem for the established work of infrastructure facilities is qualified staff. For example, someone who lives outside the city and has ever been looking for a nanny for his children understands what is at stake – in fact, the nanny must live in the family, be in the house around the clock. And not every person will agree to such conditions, even for a decent reward. A similar situation occurs with the staff of the cottage towns. And if for the public services you can still find workers in nearby villages, then attracting professional trainers, educators, teachers, medical workers is very problematic. Therefore, you need to be prepared for the fact that even the constructed kindergarten, school or gym can be empty.
Does the infrastructure of the village and its quality affect the cost of the cottage? “It certainly affects the choice of a client,” says Boris Yeghiazaryan. – At the cost – is unlikely. After all, the business of cottage towns in Ukraine today is in an embryonic state; it is not of a mass nature. Probably, for this reason, the infrastructure provided in the cottage towns today is of rather poor quality. Although developers have already begun to think about it, and the prospects for potential buyers are optimistic. ” The specialist noted that there are many cottage towns announced for the construction, and the next season will show whether these promises are fulfilled or not.
