A high-quality infrastructure in general can become one of the factors determining the level of a village, its class, and, accordingly, social content. In civilized Europe, for example, the status of cottage villages is determined by the availability of quality service – from laundry to cleaning and kettering.
Our neighbors, the Russians have created a classification of cottage villages, where infrastructure plays a serious role. Thus, villages of the highest category, in addition to their own operational services, have a guest parking, a supermarket, a medical center, a sports complex with a swimming pool (fitness center), a beauty salon, children’s and sports grounds, and a restaurant. Such towns are fenced and provided with a video surveillance system and alarm throughout the perimeter, as well as armed security at the entrances. The territory of the cottage village of the highest category is characterized by: exclusive author’s landscape design, the presence of lighting, recreation areas, paths for walking, running, cycling. In one or another parameter, in the metropolitan area, towns can claim this status: Golden Gate in Koncha-Zaspa, Parque Ecologico under construction, French Town, Elite (Sosnovy Bor).

The infrastructure of high-category villages also includes a fitness center with a swimming pool, a beauty salon, a medical center, a restaurant, and a supermarket. However, their presence is allowed at a certain distance from the village, but not more than 3 km. On the territory itself are obligatory: guest parking, children’s and sports grounds, own professional operation service, security at the entrance-exit and around the perimeter of the village. The organization of the territory includes lighting, lawns, flower beds, paths, a recreation area. To the objects of a high category, experts include the villages of “Klim”, “Sobi”, “Podgortsy”.

The third category of cottage towns, which today enjoys the greatest consumer demand, is business-class facilities. The infrastructure of such villages consists of: a sports complex with a swimming pool, a beauty salon or a hairdresser, a medical center, a restaurant or cafe, a cafe-bar, a supermarket or a grocery store. The permissible remoteness of the listed objects is up to 10 km from the town. The territory must have guest parking, a playground, security at the entrance. It is allowed to attract contractors for public services on an intermittent basis. Examples of villages of this class include Kalinovy ​​Gorodok, Molodezhny, Konvalia, and several others.
The presence of tennis courts is becoming an indispensable attribute of the infrastructure. As well as the improvement of public beaches, as well as the construction of moorings for yachts and boats, if the territory of the town is adjacent to ponds.
In addition to the facilities of the service infrastructure, the “filling” of a cottage village that is comfortable for living should also meet the following requirements:

developed engineering infrastructure: technical and domestic water supply, central sewerage, storm sewage, gas supply, three-phase power supply of each cottage, television (at least 300 channels), telephone, Internet, automated control of engineering systems at home;
transport: high-quality access and internal roads, sidewalks, regulation of entry into the village, several entry-exit routes to the microdistrict, public transport to the city, your own transport inside the village – with more than 1000 cottages;
security: access system to the village, round-the-clock video surveillance of the territory, patrolling the village, alarms and sensors for water, gas and electricity, a fire station nearby, additional filtering and water control, the use of environmentally friendly building materials.
Separately, it should be noted the infrastructure objects declared for implementation that clearly stand out from the general proposal. Some developers focus on high-quality modern sports facilities. So, the sports complex “Zapovednoy-1”, in addition to the traditional gym and sauna, includes two 25-meter pools. The territory of “Romanovo” adjoins a sports complex with a 50-meter indoor pool. And the company First Ukrainian Development envisioned in its future village a professional golf course with an area of ​​more than 100 hectares, including platforms for both beginners and experienced lovers of this sport.
Now developers often list bowling alleys, billiard clubs, massage rooms, night restaurants and bars, guest mini-hotels in the list of planned infrastructure objects.
Educational institutions serve as an additional “anchor” for attracting customers. For example, the Sosnovy Bor project provides for a school-lyceum and the organization of a cultural and entertainment service for children.
