Competent plan for buying an apartment

Every year, many people make plans for the year. Such a task as the purchase of an apartment requires a correct and detailed step-by-step plan, which will become a reliable assistant in solving the housing problem.

The good thing is computers! They not only gave us new opportunities (which alone is worth the Internet!), But also taught people to think differently. Such a concept as an algorithm, i.e., a sequence of actions aimed at solving a task, is also from the world of computers. And such a task as the purchase of an apartment is ideal in order to create an algorithm for it.

Step One – Money. First of all, you need to understand what means of purchase you have. Writing this item in detail hardly makes sense, since earning the required amount is clearly outside the scope of this article.

Step Two – Awareness of Needs. Here, unfortunately, there is no other way but to study everything on your own: first read the newspaper ads and thematic sites, and then go to the views. “We recommend looking at as many apartments as possible,” says Elena Golubeva, head of the HIRSH training center. “The more the buyer looked, the better he would imagine what’s happening on the market, what he needs.”
You need to look not only that “for the money.” It happens that a person first rigidly limits himself to a certain amount, and then realizes that he wants another apartment, more expensive. In such cases, many find money: borrow, get a loan, save some other expenses.

The third step (in principle, it goes simultaneously with the second) is the choice of a realtor. There are two diametrical errors with realtors: either it is believed that a realtor is not needed at all, “because there is nothing to get his commission for,” or that a realtor will do everything for you. Actually, of course, this is not so. The help of a professional who has been working in the market for a long time is necessary. You can also pull out a tooth yourself using pliers, but most people still prefer a dentist. But one should not believe in the “omnipotence” of a realtor either: in the end, no one will accept the final decision (for example, which of several offered apartments) for the buyer.

When choosing a realtor, it is advisable to focus on the experience of your friends and acquaintances. It’s also useful to look on the Internet: there you can find reviews about the work of real estate agencies, as well as lists of those who should stay away … Having found a realtor, you still need to trust him. “People often don’t understand why we ask so many questions about work, acquaintances, habits,” says Natalya Vetlugina, deputy general director of the New City company. – Some customers even are wary of such “curiosity”. In fact, we have a lot of experience in solving housing issues, and we are trying to understand what a person needs. They say that there should be no secrets from doctors and lawyers. With a realtor – as soon as you chose this specialist and entrusted him with the solution of your problems – it should be the same. ”

Fourth step – choosing an option. Which apartment is needed (in the sense of how many rooms, in which area, etc.) – everyone decides for himself. So we pay attention only to two specific points. Firstly, the low price is attractive, but you should always ask yourself the question: why is the seller so cheap? Is he a fool in life or a good Samaritan who wants to make mankind happy? In principle, such options are not excluded, but the explanation is more often different: the apartment has some defects, and as a result the offer is not at all so attractive … And secondly, all apartments sold are divided into two large groups – free and “with an alternative” . The latter means that the seller does not want to receive money at all – he wants to immediately buy another property. There are more “alternative” apartments on the market, and they cost cheaper than free ones – by 15 percent. But it’s worthwhile to understand that the seller can take an advance, extend it for a month or two, and then either refuse to sell (he couldn’t find an alternative) or demand a price increase. So some realtors generally recommend not contacting the alternatives. But this, unfortunately, makes the purchase more expensive and greatly narrows the search field. In general, whether to deal with the “alternative” is a question that everyone answers himself …

Step Five – Advance Transfer. This step means that you confirm your intention to buy an apartment not just with words (few people believe them in our cynical world), but with money. Indeed, in case of your refusal to buy an advance, it remains with the seller. At the same time, the seller, taking an advance, confirms his intention to sell it to you and at exactly the price that is indicated in the advance agreement.

Unfortunately, given the state of the market, when prices are rising, and sellers are fewer than buyers, the seller’s advance agreement does not bind much. Cases when advances are taken from ten buyers, then everyone is required to raise the price and sell the apartment to the most generous, occur constantly.
