In the face of constantly rising prices in the capital’s real estate market, the vector of consumer demand began to move more actively from urban apartments to suburban housing. The main reason for the growth in demand for cottages near Moscow is the attractiveness of suburban supply compared to urban housing. According to experts, this picture is emerging in all sectors of the market.
The usual drawbacks of living in a Moscow apartment – growing traffic jams, gas, stress, noise – when buying urban housing in the last year or two, the factor of incredibly increased real estate prices has been added. Under the influence of all this, many Muscovites are increasingly thinking about buying a decent country house instead of an apartment in a standard high-rise a la business class.

According to Vesco Realty experts, the competition between urban and suburban real estate, which was predicted only in 10-15 years, is already starting. So, for the first half of 2006, housing prices for business class increased by about 50%. As a result, a two-bedroom apartment in Moscow was equal in price to a cottage near Moscow within 25 km of the Moscow Ring Road. Buyers who expect to spend $ 400-600 thousand for a comfortable apartment in the city cannot find an object that meets their requirements, while in the suburban real estate market for a similar amount you can find a cottage with an area of 200-300 square meters. m on a plot of 15-20 acres in an organized village. In this case, we are not talking about competition between real estate, but about competition between urban and suburban lifestyle, in which a cottage village with modern infrastructure has a significant advantage.
According to Vesco Realty, the average cost of home ownership in the village of Polyany, located on the Yaroslavl highway 8 km from the Moscow Ring Road, is 300 thousand dollars. At the same time, the apartment is 117 square meters. m in a residential complex in Bibirev (Konenkova St., 15) is estimated at $ 340 thousand. A similar situation is observed in other administrative districts: the cost of an apartment of 118 square meters. m in the Mitinsky Oasis is 320 thousand dollars, while the prices of cottages in the village of Lesnoy on the 10th kilometer of Pyatnitsky highway vary from 290 thousand to 350 thousand dollars. Purchase an apartment of 150 sq. m. m on the outskirts of the South-West Administrative District for less than $ 450-500 thousand at the moment is not possible, while the lower price threshold of offers in satellite villages on the Kiev highway starts at $ 400 thousand per object.

According to Lukina, at the same time in the suburbs for the same or less money you can buy a cottage in a comfortable village a short distance from the Moscow Ring Road, but not in the most prestigious areas. So, in the business class village of Rasskazovka (Kiev highway, 7 km), you can buy a house with an area of 390 square meters from 780,000 dollars.
By the way, in the lower price segment of country houses, townhouses can also become an alternative to a business-class apartment. “Historically, a townhouse, which is a complex of low-rise comfortable cottages, which are combined with each other by the side walls and have their own land plots of up to four hundred square meters, is an urban format,” says Svetlana Kondachkova, head of suburban real estate at MIAN – Real Estate Agency. – He appeared in England, where the children remained in the same house as their parents, but rebuilt so that they had a separate territory.
